I bought a second-hand condominium and visited a house where I enjoyed living in Renovation. "Ask seniors living in Renovation!" This time, we visited the house in Setagaya-ku, Tokyo, where our cowcamo agent, Yuki Mori (late 20s) and his wife, Aimi (early 30s), who works in the "toolbox" familiar to DIY lovers, live. ..

Mori is a "property professional" who has seen countless second-hand condominiums. And Aimi is a "master of renovation" who is familiar with interior decoration and construction. Such a strong combination bought a 40-year-old condominium in Komazawa and renovated it. It was filled with hints that would be helpful to those who are going to renovate.

You can change the room as you like with Renovation, so make a decision based on the location, size, amount of money, surrounding environment and management system.

Aimi: The condominium I lived in before was a property that I could rent but could freely renovate. When I was living alone, I renovated almost with DIY, and because I liked it, I forced her husband to move (laughs). But when I found out that I was pregnant last fall and had a baby, it wouldn't get narrower. I started looking for a house to move before giving birth.

Aimi, who says so, loves DIY and renovation, as she has been making furniture by herself since she was a teenager and getting angry at the landlord by painting the walls of the room (!). Mori knew all about the charm of his work, so he started looking for a second-hand condominium on the premise of renovation.

Aimi: When a child is born, I spend more time at home, so if I don't like the space, I'm definitely stressed (laughs). So renting is not an option and you have to buy it and renovate it! I thought.

The floor plan of 3LDK has not changed significantly, and the flooring, wall materials, and kitchen have been redesigned to suit our tastes.

What is surprising is how quickly it takes to purchase the property. Two weeks after I knew I was pregnant, I took a look at this room and decided that day. It is said that the delivery was completed one month later.

Aimi: Considering the renovation work period, it was necessary to decide early in order to move before I became hungry. Both of us could judge the quality of the property to some extent based on the work pattern, drawings and location, so it was possible to make a prompt decision at the first house.

The axes of property selection are size, location, amount of money, surrounding environment and condominium management system.

The 40-year-old condominium I bought is in the Komazawa area, which is familiar to both of us, and is in good condition, just a 10-minute walk from the nearest station. The price was also convincing. Because the park is next door, the greenery is pleasant, and the environment where it is easy to raise children is also supported by the proximity of elementary and junior high schools.

On the other hand, he didn't really care about the interior and the age, saying that "renovation can do anything".

Aimi: In the case of renovation, I think it's important to see if you can fix what you want to fix without being confused by the appearance. The interior of this property was completely renovated and was sold as "Renovated!", But the color of the flooring and tiles didn't suit my taste at all (laughs). But I ignored it because I changed it myself.

At the time of purchase, the texture of white cloth, dark flooring, wall tiles, etc. is conspicuous, but these are elements that can be renewed by renovation, so consider without worrying about them.

The point was to make the best use of the original floor plan. Although it is not well known, it is a good idea to make the best use of the original floor plan in the renovation because the "demolition disposal cost" will be incurred if the demolition work is added.

Aimi: In addition to the LDK, I wanted a bedroom, a children's room, and a housework room, but here I can create a housework room next to the washroom where it's sunny and the laundry can be dried. By installing a door between the washroom and the washing machine, we were able to create a flow line that allows smooth movement to and from the washing machine.

Due to hay fever, it is an indoor drying group, so one private room has been turned into a housework room so that it can be dried without worrying about visitors. A new door will be created on the wall between the washroom and the washing machine in the washroom → housework room → LDK for a convenient flow line. A bronze bar for drying clothes was installed on the ceiling.

The children's room of the future is now being used as a study.

Check at least at the time of purchase to see if you can renovate as you wish

Looking at the drawings, it is true that the layout of the two houses has not changed significantly. I'm surprised that just changing the flooring, walling, and kitchen will change the impression so much.

Aimi: The finish of the floor and walls wasn't decided at the time of purchase, but I checked if I could add new flooring from the top of the floor. Because it has a big impact on your budget.

The two wanted to use the "oak flooring" of the toolbox for the floor. If the original floor is peeled off and reattached, the construction cost and construction period will increase, but if the conditions are met, it is possible to attach it from the original floor.

The conditions are mainly the following three.

・ The piping under the floor is new and does not need to be replaced (in the case of a fully renovated property, the piping in the exclusive area is generally replaced).・ The ceiling is not too low, and there is no problem even if the floor is raised by stacking flooring.・ Even if the floor is high, it can be opened and closed by cutting the bottom of the door or storage door.

Choose a thin flooring material with a thickness of 12 mm so that the floor does not become too high. The door is newly made according to the interior and the size is matched, so it can be opened and closed without any problem.

The door that enters the LDK from the entrance is an image of an iron. I painted the wooden door with iron paint because it would be heavy if it was actually made of iron material.

Determine the management system of the condominium

In addition to the location and floor plan, the deciding factor for the purchase was the "good management system of the condominium" from the perspective of a professional.

Mori: Looking at the materials, this condominium has a very good management system. There is a long-term repair plan, and there is no expectation that the repair reserve fund (the amount to be paid monthly for building diagnosis and repair work for common areas) will increase in the future. Since there is no elevator, repair costs are cheap. The building is the so-called old earthquake resistance standard built in 1977, but it is a low-rise building with 4 floors and it is not a complicated shape, so there should be no problem. During the loan examination, there was an examination to confirm the earthquake resistance on the drawing, but it is safe to some extent because it has passed it.

"If you buy a house, it can be dangerous if you don't actually look at it and check the management system," says Mori, who is in charge of the property agent at cowcamo.

However, such a judgment is difficult without knowledge. In practice it is advisable to consult a real estate agent or construction expert. However, the two people said that "seeing the common area" is an easy way to identify the management system of an apartment without any knowledge.

Mori: It's important to see if there are any common areas such as the entrance and bicycle parking lot. You can judge what kind of people live from the common area to some extent. For example, if you have a bicycle with a child seat, a family with children will not live there. If possible, but if you go to the preview on a rainy day or the next day, you can see the house where the small child lives because the umbrella is dried on the corridor side.

Aimi: It's a good idea to see if there is a room that looks like a garbage mansion when viewed from the road on the balcony side, or if there are any complaint notes posted on the bulletin board in the common area.

Focusing on the tiles and flooring you want to use, and furniture that you have a feeling for

The renovation started with the cooperation of toolbox. What Aimi valued was "decide on a space or furniture that you have a feeling for, and think about the whole thing based on that."

The round table is a British antique. It has an extension function, and when you open it up, you can sit up to 6 people, which is useful for parties. The frame on the wall was brought by each of them from a house where they lived alone. Sensitivity matches as if you chose it by yourself!

Aimi: If you expand it to say that it's good and you want to do this too, you will lose the sense of unity, so it is recommended that you create your own axis and expand it accordingly. In our case, "the walls are painted white and the floor is oak", "use black tiles", and "put an antique round table" were the axes, so we decided on other materials accordingly.

The eye-catching kitchen is a nice space with simple wood and stainless steel accented with black tiles. The existing counter has been removed and it is being built from scratch. Aimi, who says, "I love to think about efficient flow lines and ease of use," specifies the size according to the microwave oven and trash can, so there is no waste.

Under the counter, the living room side is a storage shelf for tableware, and the sink side is a waste bin and home appliances. Black tiles are also a toolbox product. "Black is not very popular, so if my home is a good example (laughs)," Aimi says. The stainless steel counter top plate is also a toolbox product, and you can specify the size and buy the top plate alone.

Mori: The size of a general system kitchen is fixed, and it is not possible to express such a world in millimeters. Then, it is possible that "the necessary trash can does not fit in!"

The places where I bought furniture such as antiques and made-to-order furniture are different, but the texture and form are in perfect harmony. It seems to be a coincidence that there are many designs of ground legs (legs that become thinner toward the tip). You can see that their favorite tastes have been decided.

As a result of choosing furniture for this sofa, it seems that the ground legs naturally gathered. The lamp placed on the stool beside the sofa is a prototype made for collaboration with Mina Perhonen purchased at "flame" in Ashiya, Hyogo, which I stopped by during my trip.

Aimi: In the renovation, many people include too much in the "addition idea", and eventually it becomes a prime. We were assuming that we had furniture in, so it would be lonely if the furniture was gone. That's just right.

Furthermore, the ease of use of outlets is often overlooked in renovations. At the time of design, the two simulated the position and flow lines of furniture, and installed new outlets at the required positions.

Mori: In the original design, "◯ outlets in each room" is considered based on the number, so when you actually put furniture, you need to think about whether it is really easy to use.

In the kitchen, a new outlet is installed near the wall so that a mixer and food processor can be used. I installed it in the bedroom next to the bed to charge my smartphone.

A new outlet has been installed for the dryer on the washbasin. Originally it was a unit wash basin, but I removed the mirror with shelves and replaced the storage surface material with Lauan material by making use of only the bottom from the faucet. The new mirror is a new product of toolbox. By the way, the toilet is painted in bicolor on the wall!

DIY a home with a strong feeling

Aimi likes DIY, but she is pregnant this time, so she carefully selected DIY work. One of them is painting the walls of the bedroom. It is an Australian "covered in paint" with fine glass inside, which makes it look delicate when exposed to light.

"Glass looks small and crushed. I don't know at first glance. It's a world of complete self-satisfaction (laughs)."

LDK's wood blinds are also DIY-installable toolbox products. It can be installed in about 1 hour. The size can also be ordered in 5 mm increments.

The main reason for adding blinds is how the double sash looks. The number of sashes on the outside and the inside looks messy, so he wanted to hide it properly. The sash frame is painted with iron paint only on the inside that can be renovated.

"I've done everything I want to do with the renovation!", The two smiling faces. Mori is extremely busy with work, but he seems to have come home early after moving. It was a house filled with such a happy atmosphere, where I could see a happy life with my newborn baby.
